THE BEST TIME TO SELL
On average, it’s normal to expect a home to sit on the market for approximately 75 days before selling. And while this may come as no surprise, according to Zillow’s recent study, the best time to list your house for sale is in the spring – specifically between May 1 and May 15. Zillow’s study reported that homes listed during this timeframe sold about 18.5 days quicker than those listed at other times throughout the year. Additionally, these settlements closed at one percent more than the average listing price. While weather, market availability and surrounding competition all play a role in how quickly a home may sell, there is one other factor that rushes many buyers during this timeframe: the upcoming start of a new school year. Families with children in school are likely to be more anxious these weeks in the spring to find a home and secure a settlement date prior to school starting.
Sometimes, however, even at the best time of year the amount of time it takes to get a good buyer may be longer than expected or desired when trying to sell a home quickly. Sometimes, your home may be in need of renovations or some cleaning up, remodeling or staging before listing it for a good sale price.
THE WORST TIME TO SELL
Typically, there are fewer buyers during the winter months. Even worse, during the holidays, which leads to the worst time of year being late November to early January to try selling your home. Unless for emergency reasons, such as an unexpected job relocation, most homebuyers are not as anxious to start their home search in the midst of winter weather, slippery or icy driving conditions or during the holidays when much else is likely to be going on. Homes that enter the market during this time are likely to sit without many showings or any offers for quite some time.
